South Derbyshire District Council has issued updated consultation details relating to the proposed residential development on land north of Staker Lane, Derby.
The updated application reference is DMOT/2026/0936 and relates to a request for a Scoping Opinion for the proposed residential development.
The proposal previously described by the applicant includes an outline development of up to 400 homes, together with:
Public open space
Play space
Green infrastructure
Drainage infrastructure
Earthworks
All matters would be reserved for future consideration, except for access.
A Scoping Opinion is used to determine the environmental matters and information that would need to be considered as part of any future Environmental Impact Assessment. It does not grant planning permission for the proposed development.

Anyone wishing to comment should submit their response directly to South Derbyshire District Council through the online planning portal by Monday 10 August 2026.
This updated application reference and consultation deadline replace the details previously published by Burnaston Parish Council.
